Renting out Greek property from abroad: an owner’s operating checklist
A practical checklist for non-resident and diaspora owners managing a long-term Greek rental, from AADE records to rent evidence and local access.
Owning a Greek rental while living abroad is manageable when responsibilities are explicit. The risk is usually not distance itself; it is scattered records, shared tax credentials, and nobody knowing who must act before a deadline.
Set up the official layer Confirm your Greek tax registration, property record, contact details, and any representative arrangements with a qualified Greek accountant. For a long-term lease, keep the agreement data ready for AADE’s rental declaration and remember that the filing deadline is the end of the month following the start or amendment. Tenants and co-owners then have a separate acceptance/rejection window under the current process.
Do not send TAXISnet credentials over email or messaging apps. Use official delegation or professional access arrangements appropriate to the task.
Make rent auditable Use one documented receiving account and a stable payment reference for each property and rental month. Reconcile every payment against the amount due and retain the bank evidence. From 1 October 2026, subject to any further official change, Greek law introduces specific consequences around rent paid outside the landlord account disclosed to AADE. Card/PSP equivalence should not be assumed without official clarification.
Design the local operating loop Name who can inspect the property, approve a repair, meet a technician, and handle an emergency. Give each person only the information and authority they need. Keep tenant communications, approvals, costs, and payment history in one record so the owner, local contact, and accountant do not work from different versions.
